Schluter Home Additions & ADU: The Boca Raton Owner’s Guide
We stock and install Schluter waterproofing and tile-setting systems for home additions and ADU construction in Boca Raton, with typical installed pricing for Schluter-integrated additions running $45,000-$130,000 and ADU projects at $90,000-$220,000. Most Schluter membrane or drainage-component failures surface during the first heavy rain after an addition’s enclosure, when an improperly lapped Kerdi band or clogged KERDI-DRAIN weep hole sends water staining the new drywall below.
Homeowners usually catch this after the tile setter leaves and the painter returns - a brown ring on the ceiling of the room they just expanded, or a musty smell in a new ADU bathroom that never fully dries. In Boca Raton’s subtropical climate, with 60-plus inches of annual rainfall and summer humidity that keeps concrete slabs sweating, Schluter’s membrane systems are specified precisely because they handle hydrostatic pressure better than traditional mud-bed methods. When they fail, it’s almost always an installation-sequence error, not the material itself.
Which Schluter Models This Applies To
Schluter doesn’t manufacture structural framing or room-addition kits - they make the waterproofing, uncoupling, and drainage layers that protect tile installations in wet areas of your new space. For Boca Raton home additions and ADUs, we most commonly specify and service four Schluter systems:
- KERDI membrane and KERDI-BAND sealing strips - the orange polyethylene waterproofing layer behind shower walls and steam-room enclosures; critical in ADU bathrooms where space constraints force plumbing against exterior block walls.
- DITRA uncoupling membrane - installed under floor tile to isolate substrate movement; essential on post-tension slabs common in Boca Raton’s 1980s-2000s housing stock, where slab curl can crack grout within two years.
- KERDI-DRAIN and KERDI-LINE linear drains - the bonded flange drains that integrate with the membrane; we see the most callbacks on first-generation KERDI-DRAINs where the bonding flange was solvent-welded rather than bonded with unmodified thinset per Schluter’s current spec.
- KERDI-BOARD building panels - waterproof substrate for tile in lieu of cement board; increasingly specified for ADU kitchen backsplashes where the owner wants a seamless transition from counter to cabinet.
Identifying your system is straightforward: KERDI membrane is bright orange and marked with “Schluter-KERDI” in 4-inch repeating print. KERDI-DRAIN flanges carry a date stamp and series code - Series 2 drains (post-2014) have a taller bonding flange and improved weep-hole geometry that resists the clogging we see in original Series 1 units on older Boca Raton renovations. We carry both OEM Schluter components and select aftermarket equivalents where the specification allows; for membrane work, we use Schluter material exclusively because the 10-year system warranty requires it. For drain grates and cleanout covers, we stock compatible brushed-nickel and oil-rubbed-bronze finishes from a secondary supplier at roughly 30% below Schluter list.

Signs Your Schluter Home Additions & ADU Is Failing

- Water stains on ceiling drywall below a new shower or wet room. The KERDI membrane has a breach at a seam, pipe penetration, or inside corner where KERDI-KERECK preformed corners were omitted or poorly bonded. In Boca Raton, we see this most often on second-story additions where the original roofer’s tie-in detail compromised the wall flashing sequence.
- Grout cracking or tile tenting in a new bathroom floor. The DITRA membrane was either not fully embedded in thinset, or the substrate itself has excessive deflection - a structural issue, not a Schluter defect, but one the membrane cannot overcome. Post-tension slabs with unaddressed curl are the repeat offender in our market.
- Standing water in shower pans that once drained properly. The KERDI-DRAIN weep holes are clogged with thinset debris from original installation, or the hair catcher was removed and never replaced, allowing debris to pack the sub-drain. Series 1 drains are particularly prone; the weep channels are narrower.
- Soft or discolored KERDI-BOARD at counter-to-wall junctions. The board was cut too close to the sink deck without silicone sealant, or the plumber’s escutcheon plate was caulked instead of sealed with KERDI-FIX. In ADU kitchens where the owner chose an undermount sink, this junction sees constant splash exposure.
- Efflorescence on exterior-facing tile in a new sunroom or lanai addition. The DITRA-DRAIN system (if specified) has a compromised drainage mat, or the weep screed at slab edge was omitted, trapping moisture in the mortar bed. Boca Raton’s driving rains from the southeast expose any flaw in exterior tile drainage.
Before
AfterReplacement Cost & What’s Included
| Scope | Price Range | What’s Included |
|---|---|---|
| Schluter membrane repair, localized (single shower, under 40 sq ft) | $1,800-$4,500 | Demo to studs, new KERDI membrane and banding, tile reset or replacement, 10-year Schluter system warranty |
| KERDI-DRAIN replacement (Series 1 to 2 upgrade) | $650-$1,400 | Drain extraction, flange bonding, new grate assembly, flood test, documentation |
| DITRA membrane replacement, standard bathroom floor | $2,200-$5,000 | Tile removal, substrate prep, new DITRA and tile, grout, 2-year workmanship warranty |
| Full Schluter system in new home addition | $45,000-$130,000 | Complete addition with Schluter wet-area specifications, permits, inspections, photo record, 365-Day Done Right Promise |
| ADU with full Schluter wet-area package | $90,000-$220,000 | Standalone unit, all Schluter membrane and drainage systems, impact-rated where required, signed change orders only |
What drives the range: substrate condition (whether we need to grind a slab or sister joists for deflection), tile selection (porcelain reset vs. natural stone upgrade), and whether the failure is localized or systemic. Under Clause 1 of the Haven Standard, every price is written before work starts - no exceptions. The quote you receive is the flat price; if we find concealed damage during demo, we document it, write a change order, and nothing proceeds until you sign. That discipline is why our projects finish within a few percent of the agreed number across 4,000-plus jobs since 2007.
Every Schluter membrane installation we complete carries Schluter’s 10-year system warranty plus our 365-Day Done Right Promise: if it’s not done right, we make it right. The photo record - standard on every visit, not an upgrade - shows membrane lapping, flood-test results, and final condition.
DIY or Call Us?

There is safe reconnaissance, and there is work that requires a crew.
What you can check: verify your KERDI-DRAIN grate lifts out for cleaning (most do, with a flathead screwdriver or the supplied puller); confirm the hair catcher is present; and run a five-minute flood test by plugging the drain and filling the pan to the curb height. If water drops more than 1/16 inch in 15 minutes, you have a breach. Photograph any stains and note whether they appear after rain or after shower use - this tells us whether the failure is in the membrane or the plumbing.
What you should not attempt: membrane repair or replacement. KERDI installation requires a flood-tested substrate, unmodified thinset mixed to exact consistency, and 2-inch minimum overlaps at all seams - inspected and documented before tile covers it. Once tile is set, the only correction is demolition. In Boca Raton’s humidity, an open membrane left overnight can trap condensation at the substrate, creating a new problem. And any work on second-story additions involves fall protection and structural load evaluation we don’t recommend handling without proper equipment.

FAQs
Properly installed KERDI membrane should exceed 20 years in residential use; we’ve inspected 15-year-old installations in Boca Raton that remain fully bonded. The limiting factor is usually the grout or sealant at junctions, not the membrane itself, which is why we specify periodic silicone replacement at change-of-plane joints. Call (754) 254-8065 for an inspection - estimates are free.
Localized breaches at a single seam or penetration can be patched with KERDI-FIX and reinforcement band, but only if the surrounding membrane tests dry and fully bonded. Systemic failures - multiple leaks, widespread delamination, or original installation without flood testing - require removal to substrate. We document the extent with photos before recommending either path. Call (754) 254-8065 and we’ll show you exactly what we found.
A localized shower repair runs 3-5 working days: demo, substrate drying, membrane installation with required cure times, flood test, then tile and grout. Full bathroom DITRA replacement adds 2-3 days for tile setting and grout cure. We schedule so you’re not without a functioning bathroom longer than necessary, and every phase is signed off before the next begins. Call (754) 254-8065 to book a start date.
We stock KERDI membrane in 3-foot and 5-foot rolls, KERDI-BAND in standard widths, KERDI-FIX cartridges, and both Series 2 KERDI-DRAIN assemblies plus compatible grates in common finishes. KERDI-BOARD and KERDI-LINE drains are job-ordered to exact dimensions, typically 2-3 business days to our Boca Raton warehouse. For emergency water-damage situations, we can source same-day through our supplier in Fort Lauderdale. Call (754) 254-8065 to confirm availability for your specific repair.
We also stock and install systems from KraftMaid, Cambria, and Silestone for integrated kitchen and bath work within your addition or ADU.
