ViewLux Windows & Doors: The Boca Raton Owner’s Guide
We stock and install ViewLux-compatible windows and doors across Boca Raton, with most replacement parts available same-day and full unit replacements quoted at $4,500-$15,000 for standard vinyl or aluminum assemblies. Most Boca Raton homeowners discover a ViewLux part has failed when they feel salt air whistling through a locked sash, spot condensation between panes after a summer storm, or find the crank handle spinning without moving the casement - all signs that the coastal climate has done its work.
Which ViewLux Models This Applies To
ViewLux manufactures several product lines, and the part you need depends on the series and the date of manufacture. The label is usually found on the top edge of the sash or the hinge side of the frame, stamped with a model prefix: VL-100 (entry-level vinyl single-hung), VL-300 (thermal-break aluminum), or VL-500 (impact-rated for Florida building code). The prefix tells us which balance system, glazing bead profile, and screen track width to order.
Here’s where owners get tripped up: ViewLux revised its cam lock spacing in 2019. A pre-2019 VL-300 uses a 2-1/8 inch hole spacing; post-2019 uses 2-3/8 inch. Order the wrong lock and the mounting screws miss the reinforcement. We carry both patterns on our Boca Raton trucks because we’ve run into this on jobs near Spanish River Boulevard and west of Military Trail alike.
OEM ViewLux parts ship from their distribution center in Georgia with a 7-10 day lead time. We also source quality aftermarket equivalents from AmesburyTruth and Truth Hardware - same specifications, same stainless-steel construction for salt-air resistance, and we can have them in hand tomorrow. For impact-rated units under Florida Product Approval, we stick with OEM to preserve the rating documentation your insurer may request.
Signs Your ViewLux Windows & Doors Is Failing

- Condensation between double-pane glass. The insulated glass unit (IGU) seal has failed, allowing humid Boca Raton air into the cavity. The desiccant inside the spacer bar saturates, and the fog becomes permanent. This cannot be wiped clean from either side - the glass unit needs replacement, not cleaning.
- Sash won’t stay open or slams shut unexpectedly. The coil balance or block-and-tackle system has lost tension. In ViewLux vinyl units, the balance shoe wears where it rides in the jamb track. In aluminum units, the spring corrodes from salt-air exposure. Either way, the counterweight force no longer holds the sash weight.
- Crank handle turns but sash doesn’t move. The casement operator gearbox has stripped its internal worm gear, or the operator arm has separated from the sash bracket. The gears are zinc die-cast and fatigue after roughly 8,000-10,000 cycles - about 7-10 years of normal use in Boca Raton.
- Visible daylight around a closed and locked sash. The weatherstrip has compressed past recovery or the sash has bowed slightly from thermal cycling. South-facing units in Boca Raton take the worst of it: daily expansion from 90°F-plus temperatures, then contraction when the AC runs. The gap lets conditioned air escape and drives up FPL bills.
- Lock tongue won’t engage or spins freely. The mortise lock mechanism has corroded internally, or the keeper has shifted from frame settlement. In ViewLux units, the keeper is a stamped steel piece that can elongate its screw holes over time. We see this often in older Boca Raton homes where the original installation didn’t include composite shims behind the keeper.

AfterReplacement Cost & What’s Included
For Boca Raton homes, ViewLux window replacement runs $4,500-$15,000 depending on unit count, series, and whether impact-rated glass is required by your wind-borne debris zone. Door replacements - entry, patio slider, or French door - typically fall at the higher end due to hardware and threshold complexity.
| Component | Parts + Labor Range |
|---|---|
| IGU (glass unit only, existing frame) | $280-$550 per unit |
| Coil balance / block-and-tackle replacement | $140-$260 per sash |
| Casement operator assembly | $180-$340 per unit |
| Full sash replacement (vinyl) | $420-$780 per sash |
| Full window unit, installed (standard vinyl) | $650-$1,200 per opening |
| Full window unit, installed (impact-rated) | $1,100-$2,400 per opening |
What drives the range: unit size, floor level (second-story carries ladder and safety setup), and whether the existing frame is square within 1/8 inch. Under Clause 1 of the Haven Standard, we deliver a written price before any work starts - every time. The quote includes the part, labor, disposal of the old unit, and a documented photo record of the opening condition before we touch it. Our 365-Day Done Right Promise covers the installation; OEM parts carry the manufacturer’s warranty against defect.
DIY or Call Us?

There’s a safe middle ground for ViewLux owners. You can verify the model number from the label, check the lock keeper for loose screws, and lubricate the operator arm with a dry silicone spray. These steps cost nothing and sometimes solve the symptom.
Where DIY goes wrong: removing a sash with a failed balance exposes the coil spring under tension - a sudden release can lacerate a hand or launch the balance shoe across the room. Reglazing an IGU requires proper setting blocks and edge clearance; pressure points from incorrect placement crack the replacement glass within weeks. And impact-rated units must be installed to the exact fastener pattern in the Florida Product Approval drawing; deviation voids the rating and, potentially, your insurance coverage.

FAQs
Quality vinyl or aluminum ViewLux units last 15-25 years in Boca Raton, but the moving parts - balances, operators, weatherstrip - need attention every 7-12 years due to salt-air corrosion and UV exposure. South-facing units age faster than north-facing. Call (754) 254-8065 and we’ll inspect the hardware condition and give you a written assessment of what’s likely to need attention next.
No. A failed IGU seal cannot be resealed in the field to manufacturer specifications. The glass unit must be replaced. We can often replace just the IGU while keeping your existing ViewLux frame, which cuts the cost by roughly half versus full unit replacement. Call (754) 254-8065 for an exact quote - estimates are free.
A single IGU replacement takes 60-90 minutes. A full unit replacement, including trim and sealant work, runs 2-4 hours per opening. We schedule so the crew completes all openings in one day when possible, and we leave a documented photo record of the finished work. Call (754) 254-8065 to schedule your free estimate.
We stock ViewLux-compatible balances, operators, locks, and common IGU sizes on our local trucks. OEM-specific color-matched sash frames ship in 7-10 days. For most hardware failures, we have what you need and can install same-day. Call (754) 254-8065 to confirm availability for your model.
