James Hardie Fence Installation: The Boca Raton Owner’s Guide

James Hardie fence installation in Boca Raton typically runs $3,500-$9,000 for a complete residential system, with most projects quoted within 24 hours and scheduled within a week. We stock James Hardie HardiePanel and HardieTrim components compatible with coastal Florida installations, and every quote is a flat written price before any work starts. Most Boca Raton homeowners discover their Hardie fence needs attention when they notice swelling at the bottom edge, separation at the seams, or trim pieces pulling away from stucco walls after a heavy rain - signs that water has found its way behind the cladding or the original install skipped the weep screed detail that lets moisture escape.

Which James Hardie Models This Applies To

James Hardie fence systems fall into two main product lines we work with in Boca Raton: HardiePanel vertical siding (commonly 4×8 or 4×10 sheets in 5/16″ thickness) and HardieTrim boards used for fascia, corner, and band trim. The critical compatibility check is the HZ5 vs. HZ10 designation stamped on the back of each board. HZ10 is the coastal formula engineered for high humidity and salt air; we’ve found HZ5 panels installed in Boca Raton by out-of-state crews who didn’t know the difference, and they fail faster at the bottom edge where ground moisture meets salt-laden air.

To identify what you have, look for the ink stamp on the board back - it lists the product code, thickness, and zone rating. For fence applications, we typically see HardiePanel Cedarmill or Smooth textures paired with HardieTrim NT3 4/4 or 5/4 boards. OEM James Hardie components are what we quote as standard; aftermarket fiber-cement exists but the dimensional tolerances vary enough that we’ve seen 1/8″ gaps open up after the first summer of expansion cycles. We don’t stock aftermarket fiber-cement on our trucks for this reason.

Signs Your James Hardie Fence Installation Is Failing

Signs Your James Hardie Fence Installation Is Failing
  • Bottom-edge swelling or soft spots. Fiber-cement is water-resistant, not waterproof. When the clearance above grade is less than 6 inches or the weep screed is blocked, capillary wicking keeps the bottom edge wet. In Boca Raton’s sandy soils, we’ve seen this accelerate where irrigation systems hit the fence line daily.
  • Trim separation at inside corners. HardieTrim expands and contracts with temperature swings. If the installer used wood filler instead of backer rod and sealant, the joint opens and water runs behind the trim. We check this first on every Hardie fence inspection in Boca Raton.
  • Nail pops or fastener rust streaks. James Hardie specifies hot-dipped galvanized or stainless ring-shank nails. Electro-galvanized fasteners corrode in salt air, the board loosens, and wind-driven rain gets behind. The rust streak is your tell - the fastener is already compromised.
  • Paint peeling in sheets from the board face. This usually means the original installer skipped the 7-day curing period for factory-primed boards or applied latex directly over dusty fiber-cement. The coating loses adhesion and takes the factory primer with it.
  • Stucco cracking at the fence-to-wall transition. In Boca Raton’s older subdivisions like those near Palmetto Park Road, we’ve seen this where the fence was fastened through stucco without a expansion joint. The Hardie doesn’t move, the stucco does, and the crack follows.

Replacement Cost & What’s Included

Complete James Hardie fence installation in Boca Raton ranges from $3,500 to $9,000 depending on linear footage, height, and whether we’re replacing an existing system or installing on new posts. The price includes HZ10-rated HardiePanel and HardieTrim, stainless fasteners per manufacturer spec, pressure-treated or aluminum posts set in concrete, and the weep screed and flashing details that the original install may have skipped.

What moves the number: fence height over 6 feet requires engineered posts and additional labor; gates with steel frames add $800-$1,800; stucco repair at the house connection adds $400-$1,200 if the transition was done wrong the first time. Every quote we deliver is a flat written price with line-item scope - under Clause 1 of the Haven Standard, no work starts until you have that number in hand. Our 365-Day Done Right Promise covers the installation; James Hardie’s 30-year product warranty covers the boards themselves.

There’s safe checking and there’s risky work. A homeowner can walk the fence line with a screwdriver and confirm whether boards are soft at the bottom, whether fasteners are rusting, and whether the clearance above grade meets the 6-inch minimum James Hardie requires. What you can’t safely assess is the condition of the weather-resistive barrier behind the boards - cutting into fiber-cement without a HEPA vacuum and proper PPE releases silica dust, and Florida’s OSHA-aligned rules treat that seriously.

We’ve been called to Boca Raton jobs where a homeowner removed a section to “see what was back there” and found compromised house wrap, termite damage, or electrical conduit routed too close to the fence line. Measure twice, document everything, then build - that’s how we approach it, and it’s why we bring a photo record of what we find before we quote the repair.
