Boxabl Roofing: The Boca Raton Owner’s Guide

Boxabl-compatible roofing replacement in Boca Raton typically runs $8,000-$20,000 for a full assembly, with most repair calls landing between $400 and $1,800. We stock the membrane, flashing, and seam-seal hardware specific to Boxabl’s foldable panel system, and we can usually inspect and quote within 48 hours of your call. Most owners discover the problem after a hard rain: water pooling at the longitudinal seam where the roof panels meet, or a soft spot in the OSB substrate that flexes when you press it.

Which Boxabl Models This Applies To

Boxabl has shipped three roof configurations since 2020, and the part you need depends on which generation you own. The Casita (20×20) and the slightly larger Accessory Dwelling Unit prototypes use a 26-gauge galvanized standing-seam roof with a proprietary EPDM membrane at the fold joints. The serial plate is inside the utility closet; look for a four-digit prefix: units starting with “CB1” use the original membrane width of 4 inches, while “CB2” and later use a 6-inch membrane with an improved adhesive backing. We carry both.

The OEM membrane from Boxabl is a 60-mil EPDM with a fleece backing, manufactured by Firestone Building Products. We also stock a Carlisle aftermarket equivalent at 45 mil, which carries the same 20-year pro-rated warranty and performs identically in South Florida’s UV exposure. The catch: CB1 units need the 4-inch OEM width or the seam will gap at the fold point. For CB2 units, either works. We check your serial before we quote so you know exactly what you’re getting.

Signs Your Boxabl Roofing Is Failing

• Water stains on the ceiling panel near the center ridge. This is the first place the EPDM membrane separates at the factory seam. In Boca Raton’s afternoon thunderstorms, wind-driven rain pushes through a gap as small as 1/8 inch. The OSB beneath softens before you see the stain.
• Sagging or “oil-canning” between roof ribs. The 26-gauge steel is thin by design to keep the module transportable. Once the substrate beneath compresses from moisture, the metal loses support and visibly deflects. This is structural, not cosmetic.
• White chalking on the metal surface. The Kynar paint finish degrades faster within two miles of the coast; Boca Raton’s salt air accelerates this. Chalking means the protective layer is gone, and rust-through follows in 18-36 months.
• Sealant squeezing out at the gable end flashing. Boxabl uses a butyl tape at the wall-to-roof transition. Heat cycling in Florida breaks down the adhesive; the tape migrates outward and leaves a channel for water.
• Interior humidity spikes after rain, even without visible leaks. Vapor is entering through a compromised seam and condensing in the insulation cavity. You’ll smell it before you see it, especially in summer when the AC runs hard.

Replacement Cost & What’s Included

Here’s what we see in the Boca Raton market for Boxabl roofing work:

The range widens because Boxabl roofs are integrated with the wall system. If the water has traveled down the cavity, we replace the damaged substrate and insulation before the new roof goes on. Under Clause 1 of the Haven Standard, you get a written price before we start, and no work proceeds on a change until the change order is signed. Our 365-Day Done Right Promise covers the full assembly, not just the part we touched. Every visit includes a documented photo record, standard.

DIY or Call Us?

You can safely check three things: the serial plate for your model prefix, the interior ceiling for new stains after rain, and the exterior for chalking or sealant migration. Do not climb the roof. Boxabl units do not have rafter ties rated for point loads, and the 26-gauge steel dents permanently under a knee or tool weight. The membrane seams require a hot-air welder and a trained eye for voids; a hand-sealed patch fails in the first Florida summer.

We’ve also seen owners try to pressure-wash the chalking off, which strips the remaining Kynar and voids any warranty. If you’re seeing symptoms, call (754) 254-8065. We’ll inspect, photograph what we find, and give you a written price. No charge for the estimate.
