Quikrete Home Additions & ADU: The Boca Raton Owner’s Guide
Quikrete concrete and masonry products are specified in most home additions and ADU projects we build in Boca Raton, with installed project costs running $45,000-$130,000 for additions and $90,000-$220,000 for detached ADUs. We stock Quikrete Type S mortar mix, Q-Max Pro concrete, and Quikrete Crack Resistant concrete mix on our trucks for same-day foundation and slab work. Most Boca Raton owners discover their Quikrete product has failed when hairline cracks spider across a new slab after the first summer heat cycle, or when mortar joints in a block addition begin powdering before the drywall crew ever arrives.
Which Quikrete Models This Applies To
We work with three Quikrete product families on Boca Raton additions and ADUs. The Quikrete Crack Resistant Concrete Mix (No. 1006-80) is what we pour for most 4-inch ADU slabs; it carries a 4,000 PSI rating and includes synthetic fibers for shrinkage control. The Quikrete Q-Max Pro (No. 1004-50) is our go-to for footings and stem walls in Boca Raton’s corrosive soil zone, where standard mixes degrade faster. The Quikrete Type S Masonry Mortar (No. 1136-00) is specified for CMU block walls in humid Florida conditions.
To identify what was originally used, check the delivery ticket from your slab pour or look for the yellow Quikrete bag remnants contractors sometimes leave in the garage. The SKU matters: Crack Resistant and Q-Max Pro look similar in the truck, but Q-Max Pro has a higher cement content and different curing requirements. We do not use generic bagged concrete for structural work in Boca Raton; the salt air and seasonal water table shifts punish underspecified mixes. Rowan Construction Group Boca Raton is an independent contractor, not affiliated with Quikrete, though we have used their products since 2007 and know which SKUs perform here.
Signs Your Quikrete Home Additions & ADU Is Failing

- Hairline map cracking across the slab surface. This is shrinkage cracking from rapid moisture loss during cure, common in Boca Raton when slabs are poured in April or May before the rainy season starts. The surface looks like a dried lakebed; it is not structural yet, but it invites water intrusion that becomes structural.
- Spalling or flaking at the slab edges. Florida’s chloride-rich soils wick moisture upward through porous concrete. Quikrete products without the proper admixture for this environment lose surface paste in 18-36 months. We see this most in unincorporated Palm Beach County additions built to looser inspection standards than Boca Raton proper.
- Mortar joints turning to powder between CMU blocks. Type S mortar is rated for 1,800 PSI compressive strength. When we find powdering joints in a two-year-old addition, the cause is almost always a mislabeled delivery or a crew that added too much water to speed work in the heat.
- Slab settlement with a visible pitch toward the house. In Boca Raton’s sandy soils, inadequate compaction before the Quikrete pour lets the slab drift. The symptom is a patio or addition floor that pools water against the existing structure, which is how we get callbacks for rot in the original home’s sill plate.
- Efflorescence blooming on block walls. White crystalline deposits mean moisture is moving through the masonry and carrying salts to the surface. In a properly built addition, this signals a missing or failed dampproofing course, not bad concrete, but the Quikrete block is now the pathway for the damage.

AfterReplacement Cost & What’s Included
Home addition and ADU work in Boca Raton runs $45,000-$130,000 for attached additions and $90,000-$220,000 for detached ADUs, with foundation and slab work typically representing 12-18% of the total. A standalone Quikrete slab replacement, partial or full, ranges $8,500-$22,000 depending on square footage, access for the pump truck, and whether we are matching an existing finish.
What drives the range: demolition and haul-off of the failed slab, soil correction if the original base was inadequately compacted, the Quikrete product specified, and the finish type. A broom-finished 4-inch Crack Resistant slab for a 400-square-foot Boca Raton addition runs toward the lower end. A 6-inch Q-Max Pro slab with integral color and a stamped texture for an ADU rental unit runs higher. Every quote is a flat written price with line-item breakdown; under Clause 1 of the Haven Standard, no work starts until you have that number in hand. Our 365-Day Done Right Promise covers the workmanship, and the documented photo record shows you the soil prep, the rebar placement, and the pour itself.
DIY or Call Us?

There is safe checking and there is unsafe trying. A homeowner can verify the Quikrete SKU on the original delivery ticket, measure crack width with a standard crack gauge, and photograph efflorescence patterns for documentation. What you cannot safely do is jackhammer a structural slab, cut into a load-bearing block wall, or attempt to repour without understanding Boca Raton’s 6-inch minimum footing depth below finish grade and the live load requirements for habitable space.
We have been called to three jobs in the past two years where a homeowner’s self-poured Quikrete slab failed because the mix was over-watered in July heat or the base was not compacted to 95% modified Proctor. The fix cost more than our original quote would have. If your addition or ADU slab is showing the symptoms above, call (754) 254-8065. We will schedule a free estimate, bring the written price, and if you have a competitor’s quote, we will review it line by line at no charge.
FAQs
A properly specified and poured Quikrete slab should last 50-plus years in Boca Raton conditions. We see premature failure at 3-7 years when the wrong SKU was used, the water-cement ratio was too high, or the base was not compacted for our sandy, occasionally saturated soils. Call (754) 254-8065 for an exact quote on replacement - estimates are free.
Surface spalling and minor map cracking can sometimes be addressed with polymer-modified overlays or epoxy injection, but only if the steel reinforcement is uncorroded and the slab is not settling. We assess this with a documented photo record and a written repair scope; if the fix is temporary, we say so. Call (754) 254-8065 for an evaluation.
Demolition through final cure is typically 10-14 days for a standard 400-square-foot addition slab in Boca Raton, with 3-4 days of active crew work and the remainder for controlled curing. We do not rush the cure in summer heat; that is how the original failure happened. The schedule is written into your quote before work starts.
We stock Quikrete Type S mortar, Crack Resistant concrete mix, and Q-Max Pro on our Boca Raton trucks for repair and patch work. Full slab pours require a scheduled delivery from our supplier to ensure batch consistency and proper slump at pour time. We coordinate that delivery as part of the written scope.
Measure twice, document everything, then build. That is how Grant Rowan has run Rowan Construction Group since 2007, and it is why our projects finish within a few percent of the number we put in writing on day one. If your Boca Raton addition or ADU is showing concrete failure, call (754) 254-8065 to schedule your free estimate. Bring a competitor’s written quote and we will review it line by line, no charge.
